Sellers:

The good news is that competitively priced listings are selling.  The key is to have the home market ready.  THE most important things to remember are:

1. Price it right.  You are competing with foreclosures and desparate sellers.  Beware of Realtors who overprice your home to get your listing and always get a second opinion.
2. Beautify the outside.  Whoever said that what is inside is what matters was not talking real estate.  You cannot sell a home when a buyer does not want to come inside.
3. Stage your home.  It should be warm and open.  Remove clutter and personal items.  Keep it clean at all times.  I professionally stage many of my listings and have had great success in doing so.

Buyers:

Great time to buy.  Period.  Especially in new construction and in the foreclosure market.  However, there are still overpriced listings out there so beware.  The best news for you is that you can use a Realtor to help you buy and it costs you nothing.  You would not perform surgery on yourself so don't play Realtor when you can use one for free to find the best deals available.  Additionally, I have special arrangements with the best builders in town and can get you into a new home and sell the home you are in, making it a painless, easy transaction.
